Extra IT Lorenzo RealEstate about Italy rent apartment agency

In the past I had opportunity to ask consulting to Lorenzo RealEstate about Italy rent apartment intermediate.

I got a very good consulting quality and for this reason I publish, in italian language, a presentation letter of his activity and, from my side, I endorse him and his activity.

"Dopo 13 anni di agente immobiliare a Firenze, con la mia agenzia Prince Immobiliare, agli inizi del 2015 mi sono trasferito a Santa Cruz, California e dopo un paio di mesi ho iniziato la mia nuova carriera immobiliare americana. Ho preso la licenza di California Real Estate, passando un duro esame, ed ho iniziato a collaborare con un grande franchising, chiamato Keller Williams.

Qui il mondo immobiliare funziona tutto in maniera differente rispetto allItalia, con alta tecnologia e probabilmente, con più professionalità. Il mercato attuale sta vivendo il boom: spesso una casa qui a Santa Cruz si vende anche in una sola settimana.

Subito dopo, ho fatto un ulteriore corso ed ho preso una designazione internazionale CIPS (Certified International Property Specialist) e sono entrato a fare parte del GPS (Global Property Specialist).

Ho numerosi strumenti che utilizzo nel mio lavoro, tra questi il più importante credo sia il MLS locale che va da Monterey a San Francisco, inclusa la Silicon Valley. Questo sistema, Multiple listing service, è una grande banca data che mi permette di poter vendere e quindi di poter offrire ai miei clienti, tutti gli immobili che sono presenti sul mercato, anche quelli degli altri agenti e di altre agenzie. (Nota bene che almeno un 95% degli immobili viene messo sul MLS).

Inoltre, essendo specializzato in internazionale, posso usare anche il MLS internazionale, dove sono presenti numerosi immobili di tutto il mondo, collaborando ovviamente con lagente locale che ha lincarico. E importante dire che tutti gli immobili inseriti nel MLS, sia locale che internazionale, sono con incarico in esclusiva.

Un altro importante strumento è il network di agenti con il quale ci scambiamo "referral", ovvero se per esempio un agente della Florida, ha un cliente che è interessato ad un mio immobile che vede sul MLS o sui miei canali pubblicitari, tra di noi firmiamo un contratto con il quale lui mi passa il cliente ed io garantisco lui una percentuale in caso di vendita. In questo modo, la possibilità di vendere una proprietà, cresce esponenzialmente. Ed il tutto è super regolato e trasparente. Al momento ho circa 2.000 agenti nella mia rete.

Io mi sto concentrando molto sulle transazioni immobiliari USA-Italia. Ho vari incarichi in esclusiva per proprietà in Italia, come Venezia, Lago Maggiore, Tropea, Sicilia, che propongo al mercato internazionale ed ovviamente americano. Gli americani amano particolarmente lItalia e poi è ancora grande la comunità di italo-americani qui negli States. Considerando che lattuale mercato italiano, ahimè, è ancora in fase di stallo, con tempi di vendita lunghissimi, se non interminabili, e con prezzi in ribasso da circa 6 anni, proporre il proprio immobile ad un mercato straniero, come quello statunitense, credo sia unottima idea. La loro economia è in crescita e sicuramente il prezzo di un immobile è per loro più "affordable" che per un italiano, viste anche le grandi difficoltà che in Italia si hanno ad ottenere un mutuo.

Io mi trovo nellesclusiva posizione di avere doppia licenza, italiana e californiana, con una designazione molto prestigiosa come il CIPS. Pertanto credo di essere lagente ideale per aiutare compratori americani che cercano in Italia. Ed ovviamente anche nellaiutare gli italiani che vogliano comprare o investire negli USA.

Ho un professionale team di alto livello che mi supporta per le mie transazioni in Italia, accompagnando i miei clienti e fornendo loro unassistenza completa.

Tornando allAmerica, sto collaborando su vari progetti in fase di realizzazione o appena finiti, in vari posti degli Usa, Canada, Messico, Costarica, Rep. Dominicana, Brasile, che sono davvero molto interessanti.

Could not Logon to Windows as it asks for a Smart Card that I have never Used

Issue : When I booted my computer up and typed in my username and password it gave me an error. It said that I needed a smart card to login. I dont use smart cards.I retyped the password thinking I might have entered incorrect password but it gave me the same error.I tried to login with another user account but again the same error.So I think I accidentally enabled this policy in registry.

Solution: This happened because I accidentally configured my Windows system to allow only smart card logon.Smart Cards are a portable, secure and a tamper-proof way to provide security solutions for tasks such as client authentication, logging on to domains, code signing, and securing e-mail. You can use smart cards to also log on to your Windows 7 / 8 computers.

You may find the same error or logon option sometimes with Remote Desktop Connection.Here are some picture I want to share with you that you may see when encounter any such problems.

Smart Card Login

Disable Force Smart Card Login

If a problem prevents you from logging in to Windows with a smart card, start your computer in safe mode and disable this security feature.Smart Card Login option will not be available in Safe Mode. Whether you log in with a physical or virtual smart card, Windows stores your settings in the Windows NT Registry. If youre able to log in to Windows, you can disable smart card login for future sessions by editing your local group policies. Disabling the Smart Card Plug and Play service removes the option to insert a smart card when logging in.

1. First of all log in to Windows in Safe mode, this can be achieved by pressing F8 key while the computer is booting.

2. From the options available, pick Safe mode with networking and hit Enter. Then log on to the computer by using administrative credentials.

3. Press Windows Key + R combination, type Regedt32.exe in the Run dialog box and hit Enter to open the Registry Editor.

4. Navigate to the following key:

HKEY_LOCAL_MACHINESoftwareMicrosoftWindowsCurrentVersionPoliciesSystem

Disable Smart Card Login

5. In the right pane of this location, you’ll find a DWORD named scforceoption. Since your computer allows Smart Card logon only, the DWORD shows the Value data equals to 1.

6. In the Value Data field, change the current value of “1” to “0” and click “OK.”

7. Close Registry Editor and restart your computer in normal mode. The login screen prompts you to enter your username and password rather than insert a smart card.

Note: - Do note that this settings will be reset back to the default setting which is Value ‘1’, after 90 minutes, when the next Group Policy refresh takes place.

Disable Smart Card Plug and Play Service

1. Press Windows Key + R combination, type gpedit.msc in the Run dialog box and hit Enter to open the Local Group Policy Editor.

2. Navigate to "Computer Configuration>Policies>Windows Settings>Local Policies>Security Options>Interactive logon: Require smart cards"

3. Right-click “Interactive logon: Require smart cards” and select “Edit.” In the Properties dialog, select “Disabled” to turn off this service

4. Now navigate to "Computer Configuration>Administrative Templates>Windows Components>Smart Card>Turn On Smart Card Plug and Play Service"

Disable Smart Card Login

5. Right-click “Turn On Smart Card Plug and Play Service” and select “Edit.” In the Properties dialog, select “Disabled” to turn off this service and remove the smart card option from the login screen. Click “Apply” and “OK” to save your changes.

i cannot open my start menu and executable files.
so goodluck to me of having my task manager on my desktop i open it and see 3 consent.exe files My only knowledge of these are that some can be Mal-ware or microsoft signed administrator application.
By trying to end the process something pops up saying cannot end this process.

Access the files on your computer via MY COMPUTER
Under the C: drive, access the WINDOWS folder
Select the SOFTWARE DISTRIBUTION folder, followed by the DOWNLOAD folder.
Delete any files within this download folder.
If you are unable to delete these files, open the command prompt (CMD) as the administrator, and type "net stop wuauserv" into the CMD prompt window. Press ENTER. This should allow you to delete the files from step 4.
Once the files are deleted, open and run the CMD as the administrator and type "wuauclt.exe /updatenow". Press ENTER.
